  • 6-5/8″ rebar in all beams with 1/2″ rebar mat 16″ on center, both ways.

  • 16″ on center studs (walls, floors, ceiling joists and roof rafters).
  • Hurricane clips on exterior walls, hurricane strapping on all roof rafters.
  • 1-1/8″ tongue and groove subfloor used {two story houses).
  • Hardy plank siding, fascia and continuous vented soffit.
  • All exterior walls completely wrapped in 7 /16″ OSB with Tyvek or equivalent as moisture barrier.

Air Conditioning:

  • Trane 16 seer R-410 Puron designed system with programmable T-Stat.
  • Tonnage is dependent on square footage. Full two-story houses are zoned with two units.
  • Gas furnace used when desired.


  • PEX water lines run throughout house. Copper piping also available. No PVC supply lines except mainline from meter. All water lines insulated through entire house. Plumbers grade Moen fixtures used. Finish determined by selection.
  • $7,000.00 plumbing package allowance. (Depending on plan, and square footage)
  • Whirlpool tub in master bath, freestanding or drop-in tub with tile surround.
  • All showers & tub surrounds are tiled, and vanity tops are granite with 1 ½” edge.
  • Fireplace with 42″ wood burner included.
  • 1- 50-gallon water heater- standard. Gas where applicable.
  • All country properties include Aerobic septic system and 500-gallon propane tank (if required).


  • All copper wiring in house.
  • Underground service with inside breaker box (per plan).
  • Cat 6 phone and RG-6 Cable/Satellite installed.
  • Decora switches.
  • Ceiling fans in bedrooms/family room (from selections).
  • Alarm system (customer owned, not rented) with two keypads.

  • 30-year architectural tab algae resistant shingles with synthetic moisture barrier (all valleys have valley flashing installed). Many colors to choose from.

  • 42″ Upper staggered height cabinets/straight line or preference.
  • Granite countertops with 1-½” edge in kitchen (4 edges to choose from).

  • 3,000 PSI with 6″ x 6″ wire mesh for reinforcement.
  • $10,000.00 driveway allowance (2,000 square feet of flatwork} $5.00 per square foot.
  • 3/8″ rebar on 16″ centers add $1 more per square foot.


  • 10-year warranty on foundation and structure.
  • 1-year complete warranty on all systems, parts and labor included.
  • 2nd year through 5th year warrantied through 3rd party warranty company.
  • Includes all labor and material costs.
