Foundation:
  • Rebar slab engineered by State of Texas Licensed Engineer
  • All steel grade 60 rebar used, no inferior post tension slabs used
  • 6 5/8" rebar in all beams with 1/2" rebar mat 16" on center, both ways
  • 3000 psi concrete
  • 6 mil poly vapor barrier
Framing:
  • 16" on center studs (walls, floors, ceiling joists, roof rafters)
  • Hurricane clips on exterior walls, hurricane strapping on all roof rafters
  • 1 1/8" tongue and groove subfloor used (two story houses)
  • Hardi plank siding, fascia and continuous vented soffit
  • All exterior walls completely wrapped in 7/16" OSB with #15 black felt paper as moisture barrier (Tyvek optional)
  • Tech shield radiant sheathing for roof decking
Insulation:
  • R-30 batt insulation in ceilings (R-38 blown optional - no charge)
  • R-22 insulation in sloped ceilings
  • R-13 batt in exterior walls
  • Caulk and polyseal all exterior openings
Air Conditioning:
  • Carrier - 14 SEER R-410 A/C System with programmable thermostat
  • Tonnage is dependent on square footage - full two story houses are zoned with two units
  • Gas furnace used when desired
Plumbing:
  • Three copper water lines (hot, cold, recirculating) - No PVC supply lines except main line from meter.
  • All water lines insulated throughout entire house
  • Plumbers grade Moen fixtures used; finish determined by selection
  • $2,000 - $3,500 plumbing package allowance depending upon plan
  • whirlpool tub in master (cultured marble) or drop-in with tile surround
  • All showers and vanity tops cultured marble; tile can be substituted at owner's request (granite tops also available)
  • Fireplace with ceramic logs included
  • 50 gallon water heater (standard); gas where applicable
  • Houses with three full baths get two (2) fifty gallon water heaters.
  • All country property sites include aerobic septic system and 500 gallon propane tank
Electrical:
  • All copper wiring in house
  • Underground service with inside breaker box (per plan)
  • CAT5 phone and RG-6 cable/stellite installed
  • Decora switches
  • Ceiling fans in bedrooms/family room (from allowances)
  • Surround sound prewiring in family room
  • $2,000 - $3,500 lighting package depending upon plan
Roofing:
  • 30 year architectural tab algae resistant shingles with #15 lb. felt (all valleys are galvanized metal flashed)
  • Continuous ridge venting where possible
Exterior:
  • Large ACME or Boral brick selection; most plans 100% brick
  • Stone (cultured or natural) or Stucco also available as option
  • Double pane insulated low-e windows used on entire house
  • One (1) Garage door opener with transmitter included
  • Final grade around perimeter of house (25')
  • Bricked mailbox with address plaque
  • Brick vent skinning used, if desired
Interior:
  • Tile in kitchen, breakfast, utility, and all bathrooms
  • Ceramic tile backsplash in kitchen

  • $1,000 hardware allowance

  • Mahogany front door with choice of 1/2, 3/4 or full leaded glass inserts (triple insulated) with brass or lead finish
  • Raised six panel or arched eyebrow interior doors
Driveway:
  • 3,000 psi with #6 wire mesh for reinforcement
  • $6,250 driveway allowance (2,500 sq.ft. of flatwork) All additonal flatwork at $2.75 per sq.ft.
  • 1/2" rebar used at driveway approach
Warranty:
  • 10 yr. warranty on foundation and structure
  • 5 yr. warranty on all mechanical systems - parts and labor (through third-party independent warranty company)
  • 1 yr. complete warranty on all systems - parts and labor
